Villa Grande


Located in Fort Thomas, Kentucky, this 49-acre, 117 lot single family development is situated above the Ohio River on the northeast side of Campbell County. The development is just minutes from both downtown Cincinnati and Newport. The development contains walking trails, wooded open space, beautifully landscaped areas, and well-lit streets. Lots on rolling hills were carefully designed to maximize the rear yards and heavily wooded views. Villa Grande features natural and manmade theme elements, and amenities.

The watershed for this area was considered sensitive due to frequent flooding of an intermittent, a blue-line stream that runs through the Cities of Woodlawn and Newport. Hence, Cardinal prepared a comprehensive study that included onsite and offsite watershed areas. For the drainage analysis, the 128-acre watershed was broken down into 11 pre-development and 12 post-development drainage areas. One offsite and onsite above-ground detention ponds and one below ground detention pond were designed to manage the runoff the 6-month through the 100-year storm events for the fully developed residential development. Cardinal provided complete design services for the Villa Grande of Fort Thomas development, including grading, storm water pollution prevention (erosion control), roadways, water distribution, sanitary sewerage, storm drainage, and permitting. Cardinal worked closely with the developer, Grand Communities, LTD to ensure that the project met their stringent standards.
